An encumbrance certificate (EC) shows the registered sales, mortgages and other deals on a property. For farm land registered by the Tahsildar, also check Bhu Bharati.

Steps

Open IGRS Telangana and choose Encumbrance Search or Encumbrance Certificate.
Search by the document number and year of your deed if you have it; otherwise by survey or house number.
Choose the period. For a purchase, check at least 30 years.
Pay the small fee, download the certificate and keep the PDF with your property papers.
