Register a property sale through a power of attorney
You can sell a property in Kerala without travelling if someone there holds a valid power of attorney for the sale.
For: Kerala
Keep these ready
- Original title deed
- Power of attorney
- PAN and passport copies
Steps
- Agree the price and terms with the buyer.
- Sign a specific power of attorney for this sale: before a notary with an apostille in Hague Convention countries, or at the Indian embassy or consulate elsewhere.
- Send the original to your attorney in Kerala. It must be stamped within 3 months of reaching India.
- Your attorney registers the sale at the sub-registrar office.
- Receive the sale money in your NRO account. The buyer deducts TDS unless you have a lower TDS certificate.
