Ask for a lower TDS certificate
If you sell property or earn income in India, you can ask the tax officer to allow a lower or nil TDS rate. From 1 April 2026 the application is Form 128 (it replaced Form 13).
Keep these ready
- PAN
- Sale agreement and purchase deed, for a property sale
- Income details for the year
Steps
- Log in to the TRACES portal with your PAN.
- Apply in Form 128 with your expected income and tax for the year. For a property sale, give the sale price, purchase cost and capital gain.
- Upload the documents asked for and answer any queries from the tax officer quickly.
- Once issued, give the certificate to the buyer or bank before the payment is made.
Good to know
A certificate issued under the old Form 13 stays valid for the period it covers.
